Jeff Bennett and Jeff Mendez crossed paths at Harvard Business School in 2016 and recognized the untapped potential of the Housing industry. With Jeff Bennett's extensive experience in the MHC sector dating back to 2006 and Jeff Mendez's expertise in operations and systems, the two joined forces and acquired four communities.
Their remarkable success caught the attention of prestigious commercial real estate groups. Together they raised large value add funds that successfully revitalized numerous "mom-and-pop" operations into flourishing communities. As part of the senior leadership team, Mr. Bennett saw his prior organization become the 5th largest manufactured housing platform globally.
Now both Mendez & Bennett have created Studio 168 where they harness their passion, expertise, and dedication to transforming communities and providing affordable housing. This unyielding drive is the cornerstone of Studio 168's mission to make a meaningful impact in the housing landscape.
Co-Founder / Managing Partner
Jeff's 13-year tenure at Vivint saw him play a crucial role in sales leadership and operations, resulting in revenue growth from $30M to $1B+. He also helped transition the company from private to public and led to a control investment by Blackstone. Jeff has provided affordable housing to over 41,000 families, deploying $3B+ across 240 manufactured housing communities in 25 states.
Jeff is also a co-founder and co-owner of Green Light Restaurant Group, which invests in exceptional multi-unit franchise concepts and select full-service restaurants. As an active early stage and growth investor,
Jeff has advised and invested in several successful operating companies. Jeff is regularly sought out for his ability to optimize career paths and business ventures.
Mendez holds a BA from Brigham Young University, an MBA from the University of Phoenix, and a PLD from Harvard Business School (alumni status).

Jeff is vital in acquisitions and innovation efforts, and leverages his vast network for off-market opportunities. He is an expert at institutionalizing the processes for MHC through propriety industry tools and systems.

Rob has 17+ years of property and construction management experience, overseeing various asset classes. He has held positions such as Vice President, Regional Manager, Operations Manager, and Head of Acquisitions. Rob is skilled in managing properties across 30 different states. Rob has worked with the ownership group for 7+ years, excelling in community redevelopment and capital improvement projects.

Lauren is a dedicated and experienced professional with a strong background in the Manufactured Housing Industry. With a keen eye for detail and a passion for helping people find their perfect homes, Lauren has built an impressive career as a Leasing/Underwriting Manager and Home Inventory Manager. She is an amazing addition to the Studio 168 team.

Kristen has been a pivotal member with Bennett and Mendez since February 2019. Her wide-ranging expertise in operations, management, marketing, and culture development has been vital for Studio 168's growth. Kristen's exceptional skill in managing investor relations has secured substantial investment funds and strengthened relationships with stakeholders.

Karly is thrilled to be part of the Investor Relations team at Studio 168. With over 5 years in customer and client-facing roles, she recently graduated from Utah Valley University with a degree in Business Management. Karly eagerly applies her data organization and interpersonal skills to her role at Studio 168.

With five years of experience as a Residential Property Manager for Homeowners Associations in Hawaii and Virginia, providing leadership and direction in the day-to-day operations of HOAs with a combined total of 800+ units, Keiana’s expertise has been essential. Her outstanding experience in property management, combined with her organizational skills, has prepared her for more challenging roles, including serving as an Accountant with the largest property management company in Hawaii.
